Selling at Auction 

If you are planning to sell your property at auction you will need to instruct a solicitor to put together the legal pack.  This is made up of an Energy Performance Certificate, Searches and the contract conditions setting out the terms on which the property is sold.  It is important that this pack is produced in good time so that potential purchasers have an opportunity to read through it.

Buying at Auctions

Buying properties at auction can be a great way to land a bargain. But it is also potentially risky. When the auctioneer's hammer falls contracts are exchanged, and if you win the auction you are committed to complete the purchase, no matter what subsequent problems arise.

In view of this it is always wise to have a solicitor look over the legal pack provided by the seller to advise as to any potential difficulties. We are happy to do this, and will agree a fixed fee to cover time spent reading the pack and supplying a written report on your proposed purchase.
